Ultra luxury properties in Dubai are the top tier of the city’s prime market: waterfront villas, signature penthouses, branded residences and trophy plots, generally priced above $10 million (about AED 36.7 million). Dubai now records hundreds of these sales every year, which makes it one of the busiest ultra-prime property markets in the world. This guide explains what the label really means, where these homes are, what the 2026 data shows and which checks protect you at this price level. Always confirm the title, registration and full costs of the exact property in writing before you pay a deposit.
Ultra luxury properties in Dubai are homes priced above $10 million, about AED 36.7 million, such as waterfront villas, penthouses, branded residences and large plots. There is no official legal definition, so thresholds differ between consultancies and agents.
The market is usually described in three tiers. Luxury, or prime, homes sit well above the market average, typically apartments and villas in established communities with premium amenities. Ultra-prime or ultra-luxury is the $10 million-plus tier that Knight Frank counts in its data. Trophy deals sit above that, such as the six-bedroom villa on Jumeirah Bay Island that Knight Frank reported selling for $76.3 million in the first half of 2026, and an 80,000 sq ft plot on Naia Island that sold for $152.5 million.
| Tier | How the market uses it | Typical products |
|---|---|---|
| Luxury (prime) | Well above the market average; thresholds vary by consultancy | Premium apartments, townhouses and villas in established communities |
| Ultra luxury (ultra-prime) | Above $10 million, about AED 36.7 million, in Knight Frank’s data | Waterfront villas, penthouses, branded residences |
| Trophy | Headline deals far above the ultra-luxury line | Island villas, large waterfront plots, record penthouses |

Luxury properties in Dubai fall into four main types: villas and mansions, penthouses and sky homes, branded residences, and waterfront plots. Each suits a different buyer, from families wanting land and privacy to investors wanting a managed, service-led apartment.
Dubai recorded 296 home sales above $10 million in the first half of 2026, worth $5.1 billion, the strongest first half ever for this segment. Knight Frank also reports a record 26 sales above $25 million in the second quarter, and says price growth is starting to soften.
| Measure | Figure | Source |
|---|---|---|
| Sales above $10 million, H1 2026 | 296 (165 in Q1, 131 in Q2) | Knight Frank, via Khaleej Times |
| Value of those sales, H1 2026 | $5.1 billion, up 14% on H1 2025 | Knight Frank, via Gulf News |
| Sales above $25 million, Q2 2026 | 26, a quarterly record | Knight Frank, via Khaleej Times |
| Top locations above $10 million, H1 2026 | Dubai Hills Estate 51, Palm Jumeirah 50 | Knight Frank, via Khaleej Times |
| Sales above $10 million, full year 2025 | About 500, the busiest market globally for this tier | Knight Frank, via EnterpriseAM |
Knight Frank also notes that the market now has a larger share of end-users rather than short-term speculators, and that prime price growth has eased from its peak. Past records do not guarantee future prices, so treat this data as context, not a forecast.
The main areas for ultra luxury property in Dubai are Palm Jumeirah, Dubai Hills Estate, Jumeirah Bay Island and Downtown Dubai, with Palm Jebel Ali emerging as a newer waterfront destination. Each offers a different mix of waterfront, golf, skyline and privacy.
Beachfront villas and sea-view penthouses on an established island. Palm Jumeirah recorded 50 sales above $10 million in the first half of 2026, and 28 in full-year 2025, according to Knight Frank.
Golf-course villas and mansions inside a large master community. It was the strongest-performing location in the first half of 2026, with 51 sales above $10 million.
An exclusive island that produced the market’s headline villa sale of the period, at $76.3 million.
Skyline penthouses and branded towers close to the city’s core, for buyers who want urban convenience over land.
A newer waterfront development that drew 22 sales above $10 million in 2025, according to Knight Frank, showing early demand for ultra-prime homes there.

Yes. Foreign nationals can buy freehold ultra luxury property in Dubai’s designated freehold areas, with no UAE residency required. Ownership is recorded by DLD, and the title deed is issued in the buyer’s name.
Under Article 4 of Dubai Law No. 7 of 2006, non-UAE nationals can hold freehold ownership in areas determined by the Ruler of Dubai. Many prime communities qualify, but status is set area by area and project by project, so ask for written confirmation for the exact unit. Our guide to choosing the best freehold developer in Dubai shows how to verify it.
Confirm freehold title, verify the developer and registration, check the escrow account if the property is off-plan, review the specification, estimate running costs, test the resale market, and itemise every fee. At ultra-luxury prices, small errors in any of these cost very large sums.
Ask for written confirmation of the unit’s freehold status and check that the title deed will be issued in your name.
Check the developer’s RERA registration and the project’s listing on the DLD project status page. A famous brand name does not replace registration.
Off-plan payments must go into a project escrow account. Read our explainer on what escrow is in Dubai real estate and never pay into any other account, whatever the price of the unit.
Ask for the written specification: finishes, ceiling heights, glazing, smart-home systems and named consultants. Find out who the architect, interior designer and main contractor are, and visit a completed project by the same team.
Service charges, community fees and, for branded residences, hotel-style services add up. Ask for the current charge per sq ft, what it covers and how it has changed over recent years.
The buyer pool narrows as prices rise, so exits can take longer. Ask how many comparable units sold in the past year in the same building or community, and at what prices.
Budget for the 4% DLD registration fee and other charges. Our guide to what it costs to buy property in Dubai lists each one with worked examples.

Branded residences in Dubai are homes developed in partnership with a hotel, fashion or design brand, usually with signature interiors and concierge-style services. The brand adds design and service, but the developer still builds the project and remains responsible for registration, escrow and delivery, so run the same checks. Ask who manages the building, what the service charge includes, and whether the brand’s involvement is a long-term operating agreement or only a design licence.
The main one-off cost is the 4% DLD registration fee, which is AED 1,600,000 on a AED 40,000,000 purchase. Service charges, agent commission on resale and any mortgage or legal fees come on top.
| Cost item | Typical amount | Notes |
|---|---|---|
| DLD registration fee | 4% of property value | AED 1,600,000 on AED 40,000,000 |
| Title deed issuance | AED 250 to AED 580 | Charged at handover or transfer; published figures vary |
| Agent commission | 2% plus 5% VAT | Mainly on resale; confirm who pays |
| Service charges | Varies by building | Ask for the current rate and what it covers |

Golden Visa property purchases are a common reason buyers look at Dubai. DLD states that real estate investors whose property purchase value is at least AED 2 million at the time of purchase can apply for a 10-year renewable Golden Visa, so an ultra-luxury purchase is far above the threshold. Conditions for mortgaged and off-plan purchases differ and can change, so check the current requirements with DLD or GDRFA before you rely on it.
